In this Area Spotlight we are focusing on the 12 South neighborhood! This is one of the most desirable neighborhoods in Nashville. Located just about 2 miles south of Downtown, 12 South boasts different types of homes in a small town/suburban feel while only being a few miles from all the hustle and bustle of Nashville! Right down the middle of the neighborhood is a commercial strip with amazing restaurants and shops for residents and tourists to explore.
The Strip
12 South is well known for the commercial strip on 12th Ave S splitting the neighborhood into two sides. This draws lots of tourists and also residents of the greater Nashville area to visit the cute scenic strip. Even if you do not choose to live in this area, you definitely should go visit some of the stores and restaurants listed below!

The Houses
The types of homes in 12 South vary in size, design and age. Some streets are historically protected, meaning the exterior structure of those homes must remain intact. They cannot be torn down and rebuilt unless there is an exclusion granted. This allows for some beautifully renovated early 1900s homes. This is in contrast to some newer built homes with traditional looks as well as some of the “tall and skinny” homes. In Nashville it is popular to build multiple houses on one lot. These are called Horizontal Property Regimes(HPR). There are some HPR-attached and HPR-detached houses in the neighborhood but there are also houses that are on full lots! So whether you want a small yard or larger yard, both are available.
Now this area is not only desirable for buyers, but renters love to live here as well. So if you are thinking of an investment property, 12 South is definitely a good location to check out. Are you wondering what the price point is for this area? There are lots of factors to consider when pricing a home, but the range is anywhere from $600,000 to $2,000,000. Pretty large range, but that is because there are so many options available in this cute neighborhood!
The Community
On any nice day if you drive through the neighborhood you will see individuals and families running and walking all around the area. There are sidewalks on the majority of streets and labeled bike lanes as well. It is a family-friendly area but millennials also love to live there as well. Waverly Belmont Elementary school is located at the corner of Caruthers Ave and 10th Ave. Parents and children love to walk or ride their bikes to school on nice mornings.
Sevier Park and Sevier Park Community Center are located at the very south part of the area. The park has tennis courts, a basketball court, tons of grassy areas for gatherings, pavilions and a playground. There is a sidewalk that circles the entire park for walkers/runners as well. On Tuesdays there is a Farmers Market located in one of the large grassy areas for anyone to come out and support local businesses! The community center has basketball gyms and a workout gym. Plus plenty of classes for anyone in the community to enjoy. There is a 12 South Neighborhood Association that hosts monthly meetings for anyone residing in the neighborhood to join.
